As more Carson Valley residents test their homes for radon gas, a growing conversation is emerging around how widespread the issue is and whether current building practices go far enough to address it.
Radon is a naturally occurring radioactive gas that forms from the breakdown of uranium in soil and rock. It can enter homes through foundations, crawl spaces, and cracks in concrete. According to the Environmental Protection Agency, long-term exposure to elevated radon levels is the second leading cause of lung cancer in the United States, behind smoking.
In Northern Nevada, the presence of granite-rich soil has led some residents to believe the region may be more prone to elevated radon levels.
“Something like the fifth radioactive decay daughter from uranium,” one local resident explained in an online discussion, pointing to the Sierra Nevada geology as a contributing factor. “The radon in your house comes from the dirt below your house.”
Others report testing results near or above the EPA’s recommended action level of 4.0 picocuries per liter, particularly during winter months when ventilation is reduced.
Confusion Over Building Standards
One of the biggest points of debate is whether Douglas County requires radon mitigation in new construction. Some residents claim newer homes include protective barriers beneath foundations, while others say their recently built homes did not.
“Douglas County has required radon barriers under every new home for years now,” one commenter wrote, while another countered, “My house was built in 2020 and it did not have the plastic under it.”
That inconsistency highlights a broader uncertainty: what is actually required and where?
Unlike hazards such as flood zones, radon risk can vary significantly from one property to the next, making blanket policies more complicated.
So What Regulations Does Douglas County Have?
In Douglas County, there is no standalone countywide requirement that all homes be tested for radon or equipped with active mitigation systems. Instead, the county follows standard building codes developed by the International Code Council, which include general construction practices like vapor barriers, foundation sealing, and ventilation features that can help reduce radon intrusion but are not specifically designed as radon mitigation systems. As a result, whether a home includes radon-resistant features often depends on when it was built, the builder, and site-specific conditions rather than a consistent county mandate.
Testing and Mitigation
Local resources for testing do exist. Residents noted that test kits are sometimes available through University of Nevada programs and local outreach efforts, while continuous radon monitors can be purchased commercially. If elevated levels are found, mitigation systems, often involving subfloor ventilation or vapor barriers, can reduce indoor radon concentrations.
“It doesn’t hurt to test,” one resident advised. “You don’t know unless you check.”

Beyond radon, some residents are raising additional concerns about environmental health factors, including groundwater quality and naturally occurring contaminants.
